تحول حلم امتلاك شاليه فاخر على البحر أو الاستثمار في منتجع سياحي بمصر إلى كابوس مرعب لعدد كبير من الضحايا، بعد واحدة من أخطر قضايا النصب العقاري التي انتهت بأحكام ثقيلة هزّت الشارع الكويتي خلال الساعات الماضية.
فقد أسدلت محكمة الجنايات في الكويت الستار على القضية الشهيرة، وفجرت التحقيقات مفاجأة مدوية بعدما تبين أن مواطنة كويتية كانت تتزعم الشبكة التي ضمت أيضاً 3 مصريين وشخصاً من فئة «البدون»، حيث قضت المحكمة بحبسهم لمدة 5 سنوات مع الشغل والنفاذ، بعد إدانتهم ببيع شاليهات وهمية في منطقة الخيران، والترويج لمنتجع سياحي في مصر تبيّن لاحقاً أنه مجرد حبر على ورق!
الفخ العقاري الأكبر
القضية التي شغلت الرأي العام لفترة طويلة كشفت كواليس وخفايا لا تصدق في طرق الإيقاع بالضحايا التي أدارتها المتهمة الرئيسية:
- معارض مرخصة: جرت عمليات تسويق واسعة وخداع للضحايا عبر معارض عقارية رسمية ومرخصة لإعطاء طابع الأمان.
- مشاريع في الهواء: تم إقناع مئات المتضررين بشراء وحدات واستثمارات ودفع مبالغ طائلة، ليكتشفوا لاحقاً أن المشاريع غير موجودة على أرض الواقع.
- غرامة فلكية: فرضت المحكمة غرامة مالية مرعبة تجاوزت 5 ملايين و316 ألف دينار كويتي، في واحدة من أقسى الضربات القضائية ضد مافيا العقار.
انتصار قانوني وثغرات خطيرة
اللافت في القضية أن بعض الضحايا اكتشفوا الخدعة بعدما تبخرت وعود «شاليهات الأحلام» واختفت الشركة فجأة، لتبدأ معركة الشكاوى والتحقيقات. وفي المقابل، قضت المحكمة ببراءة متهمين آخرين في القضية ذاتها.
ومن جانبه، أكد المحامي علي العطار وكيل عدد من الضحايا، أن هذا الحكم يمثل انتصاراً تاريخياً ومجيداً للمتضررين، مشيراً إلى أن القضية أثبتت مسؤولية الشركة المنظمة للمعرض العقاري تجاه الضحايا وفق لوائح وزارة التجارة.
وأضاف العطار أن المرحلة القادمة ستشهد تحركات قانونية حاسمة لتنفيذ الأحكام واستعادة أموال الضحايا، مؤكداً أن القضية كشفت ثغرات خطيرة استغلتها الشبكة الوهمية عبر إعلانات براقة لبيع «جنة استثمارية» تبيّن أنها مجرد سراب.
The dream of owning a luxury chalet by the sea or investing in a tourist resort in Egypt turned into a terrifying nightmare for many victims, following one of the most dangerous real estate fraud cases that ended with heavy sentences shaking the Kuwaiti streets in recent hours.
The Criminal Court in Kuwait has closed the curtain on the famous case, and the investigations revealed a shocking surprise after it became clear that a Kuwaiti woman was leading the network, which also included three Egyptians and a person from the “stateless” category. The court sentenced them to five years in prison with hard labor and enforcement after convicting them of selling fake chalets in the Khairan area and promoting a tourist resort in Egypt that later turned out to be nothing but ink on paper!
The Biggest Real Estate Trap
The case, which occupied public opinion for a long time, revealed unbelievable behind-the-scenes details in the methods used to ensnare the victims managed by the main accused:
- Licensed Exhibitions: Extensive marketing operations and deception of the victims took place through official and licensed real estate exhibitions to give a sense of security.
- Projects in the Air: Hundreds of affected individuals were convinced to purchase units and investments and pay huge amounts, only to later discover that the projects did not exist in reality.
- Astronomical Fine: The court imposed a terrifying financial fine exceeding 5 million and 316 thousand Kuwaiti dinars, in one of the harshest judicial blows against the real estate mafia.
Legal Victory and Serious Loopholes
What is striking about the case is that some victims discovered the scam after the promises of the “dream chalets” evaporated and the company suddenly disappeared, leading to a battle of complaints and investigations. In contrast, the court acquitted other defendants in the same case.
For his part, lawyer Ali Al-Attar, representing several victims, confirmed that this ruling represents a historic and glorious victory for the affected individuals, pointing out that the case proved the responsibility of the company organizing the real estate exhibition towards the victims according to the Ministry of Commerce regulations.
Al-Attar added that the upcoming phase will witness decisive legal actions to implement the rulings and recover the victims’ funds, emphasizing that the case revealed serious loopholes exploited by the fraudulent network through flashy advertisements to sell a “promised paradise” that turned out to be nothing but a mirage.
