
أظهر مؤشر عقاري أن أسعار المنازل في جميع أنحاء بريطانيا لم تشهد أي نمو خلال شهر سبتمبر، حيث ظلت الأسعار ثابتة دون تغيير سواء على أساس شهري أو مقارنة بالفترة نفسها من العام الماضي.
ونقل تقرير نشرته جريدة «إندبندنت» البريطانية، عن مؤشر بنك «لويدز» أن متوسط قيمة المنزل الواحد في بريطانيا بلغ 395 ألف دولار (298.4 ألف جنيه إسترليني) في شهر سبتمبر الماضي.
وفي الوقت نفسه، واصلت تكاليف الرهن العقاري ارتفاعها؛ إذ وصل متوسط سعر الفائدة الثابتة لقروض الرهن العقاري لمدة خمس سنوات إلى حاجز 6%، وذلك للمرة الأولى منذ ثلاث سنوات، بحسب ما ذكر موقع «موني فاكتس» المتخصص بالمعلومات المالية.
ولم يسجل مؤشر «لويدز» تغيراً في قيم العقارات على أساس شهري في سبتمبر، وذلك بعد انخفاض بنسبة 0.3% في شهر أغسطس الماضي.
جاء المشهد السنوي مشابهاً من حيث الاستقرار، حيث لم يظهر المؤشر أي تغيير، مقارنة بشهر سبتمبر من العام الماضي، وذلك بعد انخفاض سنوي بنسبة 0.4% في شهر أغسطس.
وقال أندرو أسام، مدير قطاع الرهن العقاري في بنك «لويدز» البريطاني: «على الرغم من أن السوق بشكل عام اتسمت بالهدوء النسبي، إلا أن أسعار العقارات أثبتت صمودها حتى الآن في ظل ارتفاع أسعار الفائدة على الرهن العقاري، وهو الارتفاع المدفوع بتغير التوقعات بشأن المسار المستقبلي لسعر الفائدة الأساسي».
وأضاف: «ينعكس هذا الأمر في البيانات الاقتصادية الأوسع نطاقاً، حيث أظهر إنفاق الأسر تماسكاً فاق توقعات الكثيرين، وذلك رغم الضغوط الناجمة عن تكاليف الطاقة وغيرها من التكاليف المرتبطة بالصراع في الشرق الأوسط». وتابع قائلاً: «يعتمد استمرار هذا الوضع على مدى ثقة المستهلكين في أن ضغوط تكلفة المعيشة الأخيرة ستكون مؤقتة».
وأردف: «لطالما كانت الثقة محركاً رئيسياً لنشاط سوق الإسكان، وستلعب دوراً مهماً في تشكيل حجم الطلب خلال الفترة المتبقية من هذا العام وحتى عام 2027». واختتم قائلاً: «في الوقت الراهن، يبدو أن سوق الإسكان تعيش حالة من التوازن بين حذر المشترين واستمرار الطلب الكامن».
A real estate index has shown that house prices across Britain saw no growth during September, remaining stable with no changes either on a monthly basis or compared to the same period last year.
A report published by the British newspaper “Independent” cited the Lloyds Bank index, stating that the average value of a home in Britain reached $395,000 (£298,400) in September.
At the same time, mortgage costs continued to rise; the average fixed interest rate for five-year mortgage loans reached the 6% threshold for the first time in three years, according to the financial information website “Money Facts.”
The Lloyds index recorded no change in property values on a monthly basis in September, following a decline of 0.3% in August.
The annual picture was similarly stable, with the index showing no change compared to September of last year, following an annual decline of 0.4% in August.
Andrew Asaam, the mortgage sector director at Lloyds Bank, stated: “Although the market has generally been characterized by relative calm, property prices have proven resilient so far amid rising mortgage rates, which are driven by changing expectations regarding the future path of the base interest rate.”
He added: “This is reflected in broader economic data, where household spending has shown resilience that exceeded many expectations, despite the pressures from energy costs and other expenses related to the conflict in the Middle East.” He continued: “The continuation of this situation depends on consumer confidence that recent cost-of-living pressures will be temporary.”
He further stated: “Confidence has always been a key driver of housing market activity, and it will play an important role in shaping the level of demand for the remainder of this year and into 2027.” He concluded: “At present, it seems that the housing market is in a state of balance between buyer caution and ongoing latent demand.”
